Title Insuarnce Surveys are usually requested prior to the sale of a residential property to insure that no encroachments or defects of title exist.
Not to be confused with Mortgage Inspection Reports or "spot surveys", this is a detailed and comprehensive survey that incorporates a lot or boundary survey with a complete location of all inprovements on the property such as houses,driveways, walks, decks, seawalls, etc. Encroaching features are shown and detailed on the map of survey, original monuments or new corner markers are shown along with record title information on the subject property and all adjoiners.
Because of the value of property at the Lake of the Ozarks (or anywhere else for that matter), and the complexity of retracing older subdivision plats, we cannot recommend the traditional spot survey or mortgage inspection report as an economic alternative to a full survey of your property. |
