This survey divides existing tracts of land into smaller parcels described as blocks or lots. Once the plat of survey is recorded with county recorder's office, the lot or block designation for a particular parcel becomes it's leagal description, suitable for conveyance of the property.
These types of surveys must meet certain state regulations, and are generally subject to county and local zoning or other land use regulations.
Since most subdivisions are created from larger metes and bounds tracts, a boundary survey of the parcel is necessary prior to it's division into lots and blocks.
